By agreeing to these terms and conditions, I acknowledge and consent to the processing of my personal data for the sole purpose of obtaining a free Comparative Market Analysis (CMA) of my home, receiving Real Estate related content, and/or engaging in marketing activities. I understand that the information provided through online home value assessments is merely an estimate and does not serve as a substitute for an official property appraisal or a comprehensive comparative market analysis. Furthermore, I recognize that the CMA obtained through this process is not intended to create a binding contract or signify acceptance of any offer until a written contract is duly signed by all relevant parties. Any information, figures, or projections provided in the CMA are based on available data and market trends, but their accuracy cannot be guaranteed. I acknowledge that the processing of my personal data will be carried out in accordance with applicable data protection laws and regulations. I understand that my personal information may be stored, processed, and shared with third parties, including real estate professionals, in order to facilitate the provision of the requested services. Efforts will be made to protect the confidentiality and security of my personal data, but I acknowledge that no data transmission over the internet is entirely secure and that there may be risks associated with the disclosure of personal information online. I hereby release and discharge all individuals, entities, and organizations involved in the provision of the CMA, including the website operator, its affiliates, employees, and agents, from any and all liability arising from the use, reliance upon, or interpretation of the information provided in the CMA. I understand that I should consult with a qualified real estate professional or appraiser before making any decisions based on the information obtained through this service. These terms and conditions shall be governed by and construed in accordance with the laws of [jurisdiction], and any disputes arising from or related to these terms and conditions shall be subject to the exclusive jurisdiction of the courts of [jurisdiction]. Vouchers & Raffle Coupons
This raffle voucher is provided by Manuel Puente, an authorized real estate agent at Realty One Group, and is subject to the following terms and conditions. Please read this disclaimer carefully before using the voucher. By accepting and utilizing this voucher, you acknowledge and agree to be bound by the terms set forth herein.
Valid Services: This voucher is exclusively valid for the following services: free home inspection, Move-in Clean, Move-out Clean, or Sewer inspection. It can only be used with Manuel Puente at Realty One Group.
Expiration Date: The voucher is valid until the end of 2024. After this date, the voucher will be considered void and cannot be redeemed.
Claiming the Voucher: The customer/client may claim the voucher only at the closing of the home and solely with Manuel Puente at Realty One Group. To be eligible for the associated benefits, the voucher must be presented at the closing.
Maximum Payment: The maximum amount payable towards this voucher per closing is $600. Manuel Puente shall not be liable to pay any amount exceeding this limit.
One Voucher per Closing: Each closing is eligible for only one voucher or coupon. Multiple vouchers cannot be used or combined for a single closing.
Exclusive Use: This raffle voucher cannot be used in conjunction with any other Realtor, real estate agent, or independently with a vendor. It is exclusively redeemable with Manuel Puente at Realty One Group.
Cash Value: This voucher holds no cash value and cannot be exchanged or redeemed for cash or any other form of payment.
Sharing the Voucher: The voucher can be shared with family and friends, but reproduction or reprinting of the voucher is strictly prohibited. Any attempt to reproduce or duplicate the voucher will render it invalid.
By utilizing this voucher, you agree that Manuel Puente, Realty One Group, and its affiliates shall not be held responsible or liable for any claims, damages, losses, or expenses arising from the use or misuse of this voucher.

Yearly Sweepstakes Disclaimer
By participating in the Sweepstakes ("Sweepstakes") held by Manuel Puente, Northern Colorado Real Estate Agent with RealtyOneGroup at Fourpoints , you agree to the following terms and conditions:
Eligibility: The Sweepstakes is open to individuals who attend one of my events and provide their information as required. Participants must be at least 18 years old and residents of Colorado. Employees, representatives, and agents of RealtyOneGroup, as well as their immediate family members, are not eligible to participate.
No Purchase Necessary: Participation in the Sweepstakes does not require any purchase or payment of any kind. Entry into the Sweepstakes is limited to one entry per address to phone number.
Entry Method: The only way to enter the Sweepstakes is by attending one of my events and providing your information as required. Entries submitted in any other manner will not be accepted.
Prize Selection: The winner will be randomly selected at the end of the year from the pool of participants who have entered into my events and provided their information until the end of this year. Each participant will have an equal chance of winning the prize.
Prize Delivery: The winner will be notified by phone call and will receive free delivery of the prize. The prize is non-transferable and cannot be exchanged for cash or any other alternative.
Contractual Restrictions: The winner of the Sweepstakes must not be under contract with another real estate agent or agency to prevent "sign-crossing" or any conflicts of interest.
Use of Information: By participating in the Sweepstakes, you understand and consent that ItsMannyP Realty may collect and use your personal information for marketing purposes and to administer the Sweepstakes. This may include contacting you via text messages to conclude that you are a winner or to invite you to other events or provide you with real estate-related information.
Opt-Out Option: Participants have the right to opt-out of receiving marketing communications and/or participation in the Sweepstakes at any time. Release and Indemnification: By participating in the Sweepstakes, you release Itsmannyp LLC, its employees, representatives, and agents from any liability, claims, or damages arising out of or in connection with your participation or acceptance of the prize.
Modification or Termination: Itsmannyp LLC reserves the right to modify, suspend, or terminate the Sweepstakes at any time for any reason without prior notice. Sales Goal Requirement: The Sweepstakes is contingent upon ItsmannyP LLC achieving a minimum of 5 house sales for the year 2023. In the event that the sales goal is not met, the Sweepstakes will be extended to the end of the year 2024 with new terms, conditions, and ambitions. Itsmannyp LLC reserves the right to modify the Sweepstakes rules, timeline, and prize structure for the extended period, which will be communicated through [Your Business Name]'s official channels.
By participating in the Sweepstakes, you acknowledge and agree that the successful achievement of the sales goal is a prerequisite for the Sweepstakes to take action within the specified year.
